SkyCenter One’s 274,638-square-feet of class A office space is fully leased

Tampa, FL – Avison Young, a global real estate advisory firm, has been selected by the Hillsborough County Aviation Authority to manage SkyCenter One, a nine-story, 274,638-square-foot (sf) trophy class office tower located on Tampa International Airport property. Avison Young also handles leasing and marketing for SkyCenter One.

SkyCenter One features an elevated walkway that connects its atrium to the Airport’s Consolidated Rental Car Center and the SkyConnect train station, which provides service to the Airport’s Main Terminal to allow for a seamless transition from the boardroom to the skies. SkyCenter One’s amenities include a state-of-the-art conference center, fitness facilities with locker rooms and showers and access to a fifth floor 17,000-sf green terrace boasting panoramic views of Tampa Bay, the downtown Tampa skyline and aircraft on the surrounding runways. As Tampa’s first office building to obtain LEED Platinum Certification, SkyCenter One was built for the future with 100% low-emitting materials, resulting in 34% less energy generated than industry baseline and an estimated 1.1 million gallons of water saved annually.

Avison Young’s Patty Nooney, Principal, Director of REMS Florida; Fred Nalls, General Manager; Dianne Lipford, Property Manager; and Todd Mohr, Chief Engineer, will oversee the property management of SkyCenter One.

Office buildings in the Tampa market are steadily seeing more foot traffic since hitting record lows of 13.3% busyness in 2020, according to Avison Young’s Office Busyness Index. As of August 2024, Tampa’s trophy offices are the busiest in the market at 69.5% as busy as 2019, with class A offices at 54.4% and class B at 47.9%.
