Spec Suites continue to see strong demand in Fort Lauderdale

• The Fort Lauderdale office market currently offers 52 spec suites for lease across 16 properties, totaling just over 126,000 square feet. There are 29 spaces advertised as currently vacant and built out with 23 spaces remaining in the design phase or currently under construction.
• The Downtown Submarket has the highest adoption of spec suite programs, offering 26 suites with just over 61,000 square feet. Southwest Broward follows, with 13 spec suites totaling just over 38,000 square feet.
• Year-to-date, the market has seen at least 17 spec suite transactions, an increase from last year's total of 12. As tenant demand for these spaces increase, landlords are racing to demise and deliver high-quality, move-in ready suites to fulfill tenant demand.
