Shifting sales dynamics in the Tampa industrial market

In 2024, sales with an average price per square foot over $150 account for 39% of all sales, up from 21% in 2023. Conversely, sales with an average price per square foot under $100 account for only 23% in 2024, down from 41% in 2023 indicating industrial valuations continue to rise in the Tampa Bay market.
Despite these changes in pricing dynamics, the overall sales volume so far in 2024 has reached $330 million, on track to match last year’s annual total of $670 million. However, it should be noted that the average sale price per square foot has increased 6% year-over-year reaching $134.
