Shifting migrations: northwest movement of office tenants in the CBD

  • Since 2024, major office tenants relocating within the CBD have, on average, moved about five blocks northwest. Many of these relocations stem from the southern parts of the Central and West Loop, as well as the East Loop.
     
  • Riverfront properties near transit hubs like Ogilvie and Union Station have been particularly attractive relocation spots. While Fulton Market continues to draw interest, its limited availability constrains further expansion.
     
  • Notable relocations include Sargent & Lundy moving approximately seven blocks northwest to 77 W Wacker, Lessen shifting about six blocks west to 203 N LaSalle, and Smith Gambrell & Russell relocating roughly six blocks north to 155 N Wacker.
