Large office spaces continue to experience higher availability rates in Fairfield County

• The availability gap between larger and smaller properties in Fairfield County has persisted since the onset of the pandemic, with properties over 100,000 square feet experiencing significantly higher levels of available space.

 

• The average availability rate for properties exceeding 100,000 square feet currently stands at 28.9%. Property availabilities ranging from 20,000 – 100,000 square feet have been significantly lower in comparison to larger properties, standing at 15.8% - a 13.1% decrease. 

 

• The increasing normalization of hybrid office cultures in recent years has prompted some companies to opt for reduced space in the market.
