Fairfield County sees large population increase through the pandemic, bolsters office leasing activity

• The population of Fairfield County has experienced a noticeable increase since the start of the pandemic. Since 2020, the population has increased 2.9% due to a relocation trend of people moving from New York City to less urban areas.

• Leasing activity similarly saw a boost once the pandemic began, which can be partially attributed to companies moving their office locations out of Manhattan.

• Although leasing activity dropped in 2022, the levels are still higher than in the last six years preceding the start of the pandemic.
