Atlanta office leasing activity by size buckets

– When examining deals by square footage, deals less than 10k sf make up the majority share of deals executed each year. So far in 2024, nearly 10.6 MSF has been leased and 39% of those deals account for spaces below 10k sf.

– Although this chart is taking square footage into consideration, it is interesting to note that when looking at quantity of deals executed, 2024 has recorded the highest number of deals exceeding 100k sf with a total of 12 deals signed above the 100k sf threshold, a 20% increase compared to 2020. A few notable leases executed this year include tenants such as Southern Company, Manhattan Associates, AT&T, and Newell Brands.

– Banking, Finance, Insurance & Real Estate is typically the top tenant industry within the Atlanta market except when looking at 2020 where the Tech industry accounted for the most leased space. So far this year, leasing activity within the Tech industry is down 77% when compared to 2020. Overall market activity is up 1.9% though and will continue to increase as deals are being pushed to the 2024 finish line.
