2024 Outlook: Will Fairfield County Availability Trends Continue to Shift?

• In 2023, Fairfield County's office availability rates have decreased to 25.2%, down from 26.9% in 2022. 

 

• Alongside this decline in availabilities, rents have experienced a similar shift, with the overall average dropping by $0.43 per square foot since 2022, settling at the current average rate of $34.96 per square foot.

 

• Historically, landlords have consistently relied on reducing rental rates as a key strategy to entice tenants back into buildings, thereby contributing to a decrease in the availability rate.
