Avison Young’s U.S. Capital Markets Group, as the exclusive advisor to the owner, is pleased to offer the opportunity to pre-purchase the Western Branch Veterans Administration Clinic (“the Property”) located at 4300 Portsmouth Boulevard, Chesapeake, VA prior to its completion. The Property is currently under lease to and will be fully occupied by the U.S. Department of Veterans Affairs.

This Property will be a vital outpatient clinic for the significant Veteran community located in and around western Chesapeake, VA. The lease will begin upon the Veteran Administration’s acceptance of the completed space, which is estimated to occur in September of 2025. The Property will provide the full suite of Veteran healthcare services on-site, from mental health and civilian transition support to toxic exposure screening and women’s care, and an extensive range of other critical care services.

The Property offers a 10-year lease term, consisting of a firm 5-year commitment, followed by an additional soft 5-year term. Per the lease, after the firm 5-year commitment period, the VA has requested the ability to extend its term with a 20-year lease renewal in lieu of the soft 5-year term.
