Houston, TX – Avison Young announced today it has negotiated a long-term, 14,453-square-foot (sf) office lease on behalf of its client, Wylie & Associates, LLC, dba Wylie Engineering (WE), a mechanical, electrical, and plumbing engineering firm. The space is located at 1177 West Loop South in Houston, TX.

Avison Young Principals Anthony Squillante and Dustin Devine, who are out of the firm’s Houston office, represented the tenant. The landlord, Hicks Ventures, was represented by Senior Vice President Kelli Gault and Executive Managing Director Doug Little of Transwestern.

Wylie is relocating from 1 Greenway Plaza to 1177 West Loop South and looks forward to enjoying the building’s ease of access to 610, I-10, 69, 290, and Westpark Toll Road as well as the amenities in the building and those near it (i.e. Uptown Park). Move-in will occur in March 2025.

“This new space offers our client a great location on Loop 610 as well as the ability to access Interstate 10 quickly, making it convenient for Wylie’s employees and visitors,” said Squillante. Additionally, the asset is near Uptown Park, providing access to numerous dining options.”

Squillante noted that the building’s locational attributes, combined with an amenity-rich, well-managed office building were key selling points in the site selection process for Wylie.

“Wylie’s move to 1177 West Loop South continues to highlight office users desiring to occupy space in well-located, highly amenitized assets. The Class A sector consistently outperforms lower building classes in Houston, especially post-COVID,” said Devine.

The 18-story, 341,947-sf, Class A office building recently underwent major renovations and  features a grand lobby, conference room, fitness center, and on-site café with an outdoor patio lounge, among other amenities. It also provides direct access to the 1,500-acre Memorial Park.
