Avison Young announces acquisition of a vacant 198,000-sf industrial building in San Antonio, TX
August 31, 2023Austin, TX – Avison Young announces the acquisition of a vacant 198,000-square-foot (sf) industrial building located at 10120 Fischer Road in San Antonio, TX.
Avison Young Principal Stan Nowak and Analyst, U.S. Capital Markets Sam Bush who are out of the firm’s Austin office represented the buyer, Harbor Capital, an Austin-based industrial real estate private equity firm. The seller, Becknell Industrial, a national industrial real estate investor and developer, was represented by Trent Agnew, and Josh Villarreal, and Greer Shetler of JLL.
Built in 2008 and situated on just under 10 acres, the distribution/manufacturing facility features approximately 7,000 sf of office space, 40’ clear height, 24 dock-high doors, one drive-in door, 94 car parking spaces, and a 130’ truck court.
“With strong warehouse demand and nearshoring initiatives driving manufacturing in the northern provinces of Mexico, this building has exceeding potential to increase in value,” said Nowak. “Our client, Harbor Capital, recently raised a fund to build out an industrial portfolio in central Texas and was looking to make strategic investments in a rapidly growing San Antonio market. This asset provides them with a solid opportunity to lease up this high-quality building to one of the many users seeking to expand or relocate operations in a quality industrial asset.”
The property is located within the Freeport Business Centre in one of San Antonio’s Foreign-Trade Zones. It is situated between the Southern Pacific and Union Pacific rail lines at the corner of Loop 410 and IH-35 and is less than a mile from the San Antonio Intermodal Terminal.
