Avison Young negotiates 45,846 sf industrial/office lease on behalf of Cougar USA in Houston, TX March 23, 2023

Tenant is expanding by 120%

 

Houston, TX – Avison Young announced today it has negotiated a long-term, 45,846 square-foot (sf) lease on behalf of Cougar USA, a leading supplier of water control systems for commercial buildings, for use as its corporate headquarters. Located at 8850 Fallbrook Drive in Houston, the space will include 18,009 square feet (sf) of office with the balance of the facility being warehouse space.

Cougar USA will be relocating from 14824 Tomball Parkway and is expanding its space by 120%. Move-in is anticipated for July 2023.

Avison Young Principals Anthony Squillante and Drew Coupe, who are out of the firm’s Houston office, represented Cougar USA. The landlord, Prologis, was represented by Jeremy Lumbreras and William Carpenter of Stream Realty Partners.

“It’s atypical for an industrial user to have such a heavy office requirement within its space; however, Avison Young’s team was able to successfully identify a facility within Cougar USA’s geographic parameters that already featured the required office space. As a result, Cougar’s desired tenant improvements will be substantially less than they would have been in terms of cost and scope of work,” said Coupe.

Squillante added, “The new facility will help the company create better operational efficiencies due to an improved layout of its departments.”
