Avison Young negotiates multiple leases totaling 34,100 sf at Judson Mill
November 19, 2021The new leases by HRP Associates and High Spirits Hospitality represent continued occupier interest in the adaptive reuse development
Greenville, SC – Avison Young’s Greenville office announced today that it has negotiated two leases on behalf of ownership at 701 Easley Bridge Road in Greenville. HRP Associates, Inc, an environmental and engineering consulting firm, will occupy 6,100 square feet (sf) of office space in the Annex building at Judson Mill and 28,000 sf of space in the Annex will serve as the new event venue for High Spirits Hospitality.
Judson Mill Ventures IV, LLC, the landlord, was represented by Avison Young’s Rhett Craig, John Odom, James McKay, Ned Reynolds and Rakan Draz, who are based in the firm’s Greenville office and are the exclusive listing agents for the mixed-use development.
“Both of these leases representing office and retail demonstrate the need for innovative and agile workspaces and entertainment venues,” said Craig. “HRP and High Spirits Hospitality were looking for the best combination of location, value and flexibility, and Judson Mill will deliver that.”
After nearly 30 years at 1327 Miller Road, HRP Associates anticipates relocating to their new location at Judson Mill in late 2022.

High Spirits Hospitality was in search of a space with grand presence where they could cater to a variety of event sizes and types. The high ceilings and mill architecture provides a beautiful backdrop and the flexibility to fit the needs of their varied clientele. The venue expects to be open late spring of 2022.
Judson Mill is an 800,000 sf mixed-use mill redevelopment with office, retail, and onsite residential. It is comprised of 5 buildings that feature exposed masonry and timber wood beams, corbeled windows, high ceilings, and ample outdoor space.
