Avison Young brings legacy manufacturing facility to market in Monaca, PA

Styropek winds down operations

Pittsburgh, PA – Global commercial real estate advisor Avison Young has been exclusively retained by Styropek, the largest EPS (Expandable Polystyrene) producer in the Americas, to bring its legacy manufacturing facility located in Beaver Valley at 400 Frankfort Road in Monaca, PA to market. The facility is in process of winding down operations as Styropek explores options for the highest and best use of the property, in accordance with all relative requirements.

David Auel, CCIM, Vice President and Brad Totten, CCIM, Principal and Managing Director, both located in Avison Young’s Pittsburgh office are representing owner Styropek. The Avison Young team will lead marketing efforts and coordinate with Styropek to present its options for future plans for the facility.

“The reshoring of manufacturing post-pandemic, along with government incentives, have created strong demand for sites such as this plant,” said Auel. “The site falls within the 48C Qualifying Advanced Energy Project tax credit program for communities negatively impacted by the shutdown of coal-related industries.”

Originally built in the 1940s, the plant is situated on 296-acres, of which 195 are zoned for industrial use, and the remaining 101 acres is unimproved land. The site is serviced by heavy power and Class 1 rail (CXST). Styropek purchased the facility in October 2020. The company made significant investments in the property to enable it to reach the required conditions to meet current market demands.

“This is a quality manufacturing facility with rail and river access along with heavy on-site power (40-megawatt substation is on site) in the near proximity to the new, multi-billion-dollar Shell cracker plant and is expected to generate substantial interest,” said Totten.
